Power of attorney for aging parents

Hi all! I have a question about power of attorney, and what are the best resources for learning your rights dealing with things such as succession, conservatorships, power of attorney. A person I spoke with lives on their parents farm land, their parents are in a care facility and a third party not a family member has power of attorney and seems to be trying to sell the land and liquidate their assets. Any thoughts or guidance welcome!
