Rights of First Refusal

Our LLC currently leases land to 4 trans farmers and wants to expand that operation into a neighbor’s property. Curious about how to set up right of first refusal in agreement with neighbor, in case she wants to sell. We want to protect that land for other queer farmers. Would the RFR be baked into a lease or purchase agreement?
